Project Overview
Mississippi Landing is a thoughtfully planned residential community located along the Mississippi River in Cottage Grove, Minnesota. Rachel Development partnered with the City of Cottage Grove, engineering professionals, contractors and multiple homebuilders to transform the former Mississippi Dunes Golf Course property into a distinctive new neighborhood that balances residential growth with the site’s significant natural features.
Spanning nearly 135 acres, Mississippi Landing is planned for 377 single-family homes and incorporates an interconnected network of trails, park amenities, open space, stormwater features and access to the surrounding natural environment. The development also expands the Mississippi Dunes Reserve, preserving a meaningful connection between the new neighborhood and the Mississippi River corridor.
The site’s scale and complexity required extensive coordination involving land planning, environmental considerations, utilities, roadway infrastructure, stormwater management and phased construction. Site improvements included more than 40,000 feet of sanitary sewer, watermain and storm sewer infrastructure, along with significant earthwork and roadway construction.
Mississippi Landing demonstrates Rachel Development’s ability to lead large-scale residential development from initial land planning through entitlement, infrastructure and vertical development partnerships while creating a neighborhood designed to complement its surrounding community and landscape.
